Description

CONDOFEE reports the amount of the condominium unit's assigned monthly condominium fee. Condominium fees cover operating, maintenance, administrative, and improvement costs, and any other costs of the condominium owners' common property. These might include utilities and fuels, if the units do not have separate meters.

Amounts are expressed in contemporary dollars, and users studying change over time must adjust for inflation (See INCTOT for Consumer Price Index adjustment factors). The exception is the ACS/PRCS multi-year files, where all dollar amounts have been standardized to dollars as valued in the final year of data included in the file (e.g., 2007 dollars for the 2005-2007 3-year file). Additionally, more detail may be available than exists in the original ACS samples.

Codes

CONDOFEE is a 4-digit numeric variable that reports the amount of the condominium unit's assigned monthly condominium fee. Condominium fees cover operating, maintenance, administrative, and improvement costs, and any other costs of the condominium owners' common property. These might include utilities and fuels, if the units do not have separate meters. CONDOFEE specific variable codes for missing, edited, or unidentified observations, observations not applicable (N/A), observations not in universe (NIU), top and bottom value coding, etc. are provided below by Census year (and data sample if specified).

User Note: Amounts are expressed in contemporary dollars, and users studying change over time must adjust for inflation (See Description). The exception is the ACS/PRCS multi-year files, where all dollar amounts have been standardized to dollars as valued in the final year of data included in the file (e.g., 2007 dollars for the 2005-2007 3-year file). Additionally, more detail may be available than exists in the original ACS samples.

CONDOFEE Specific Variable Codes
0000 = N/A

CONDOFEE
Census Top Code
1990  $600*
2000  $720*
ACS (2000)   $432**
ACS (2001)   $437**
ACS (2002)   $463**
ACS (2003-onward)  99.5th Percentile in State*
PRCS  99.5th Percentile in State*

* Higher amounts are expressed as the state medians of values above the listed Top Code value for that specific Census year (i.e. For Census Year 1990, any observed value greater than the Top Code value of $600 was coded as the median value greater than $600 within that observation's state.).
** Higher amounts are expressed as the state means of values above the listed Top Code value for that specific Census year.

Values Exceeding Top codes, by State: 1990 - onward

Comparability

Except for the effects of inflation and different top codes, this variable is comparable across years.

Editing Procedure

CONDOFEE (Monthly condominium fee)
ACS Years: 2005, 2006, 2007, 2008, 2009, 2010, 2011, 2012, 2013, 2014, 2015
ACS editing procedure:
Note: The ACS editing procedure refers to two related variables. The first is a checkbox for if a person lives in a condominium and the second is the monthly fee for a condominium. These two variables are combined the monthly fee variable in the public data. The editing procedures for the two variables are interdependent, so the procedures both are listed. Keep in mind that CONDO is not available for the years indicated above, but is used to determine the value for CONDOFEE.
If a person living in a unit that is rented (OWNERSHP) or if the unit is vacant and is for rent, rented, seasonal use, or "other vacant" (VACANCY), the value for CONDOFEE will be replaced with a "Not in universe" value.
If a person living in a mobile home, boat, RV, or van (UNITSSTR) reports the unit is owned (OWNERSHP) or if the unit is vacant because it is for sale or recently sold (VACANCY) and have a value of "Yes" or "Blank, Don't Know, Refused, or Bad Value" for living in a condominium (CONDO), CONDO will be replaced with "No." When this happens, the flag (QCONDO) will show the value is allocated.
If a person lives in any type of single family home or an apartment complex (UNITSSTR), indicates the unit is owned (OWNERSHP) or is for sale or recently sold (VACANCY), and indicates they pay a condominium fee (CONDOFEE), but has a "No" or "Blank, Don't Know, Refused, or Bad Value" for living in a condominium (CONDO), CONDO will be replaced with "Yes." In 2008 and later this results in a flag on QCONDO
If a person living in any type of single family home or an apartment complex (UNITSSTR), indicates the unit is owned (OWNERSHP) or is vacant because it is for sale or recently sold (VACANCY), has a value of "Blank, Don't Know, Refused, or Bad Value" for living in a condominium (CONDO) and their monthly condo fee is either $0 or "Blank, Don't Know, Refused, or Bad Value," the value of CONDO will be allocated. The allocated value will be a CONDO value from another unit of the same type of building (UNITSSTR) and in the same geographic unit (it is not specified what level of geography is used).
In the computer assisted telephone interviews and computer assisted personal interviews (RESPMODE), some respondents who indicate their unit is owned (OWNERSHP) or is vacant because it is for sale or recently sold (VACANCY) stated "Yes" without giving a value for their condominium fee (CONDOFEE). In this case, the value of CONDOFEE is allocated from another condominium unit in the same building type (UNITSSTR), with the same ownership status (OWNERSHP), and in the same geographic unit (it is not specified what level of geography is used). When this happens, the flag (QCONDOFE) will show the value is allocated.
If a person who indicates their unit is owned (OWNERSHP) or is for sale or recently sold (VACANCY), reports that they live in a condo (CONDO), and their condo fee is between $1751 and $9,999, the value for CONDOFEE will be allocated. The value of CONDOFEE is allocated from another condominium unit in the same building type (UNITSSTR), with the same ownership status (OWNERSHP), and in the same geographic unit (it is not specified what level of geography is used). When this happens, the flag (QCONDOFE) will show the value is allocated.
If a person who indicates their unit is owned (OWNERSHP) or is vacant because it is for sale or recently sold (VACANCY), reports that they live in a condo (CONDO), but their condo fee is "Blank, Don't Know, Refused, or Bad Value", the value for CONDOFEE will be allocated.
If a person who indicates their unit is owned (OWNERSHP) or is vacant because it is for sale or recently sold (VACANCY), reports that they do not live in a condo (CONDO), their condo fee (CONDOFEE) will be replaced with "Not a condominium". When this happens, the flag (QCONDOFE) will show the value is allocated.
